Clear Cooperation says that you have to submit homes to MLS within one business day; not from the time you list it but from the time you begin publicly marketing a property. Public marketing does NOT include proliferating it in your brokerage or any buyers you or agents in your brokerage might know. What it does involve is putting it on the internet, putting a sign in the yard, through flyers, etc. If you start public marketing on a Friday, you need to enter into MLS by the end of the day, on Monday (one business day later). The 72SOLD marketing program recommends, but does not require that if you have a buyer yourself that you call them and use the “not yet in MLS” to try to sell the property. Clear cooperation allows this. When you call buyers who might be buyers for the property, this is specifically excluded from clear cooperation. You can choose to do this or not; it is not a requirement in the 72SOLD marketing program. The program is about leveraging psychology and getting buyers into a frame of mind where they are more likely to make offers, and more likely to make higher offers. The bottom line - follow all local and state rules pertaining to your real estate transactions, including marketing of the property.
