Who can join the KW Expansion Network?
Expansion teams are eligible to join the KW Expansion Network. An expansion team is defined as a team that has at least one agent working outside the team’s home market.
What are the requirements for becoming an expansion team?
Expansion is more about the systems and people that the team has in place than about any specific benchmark or requirements. Aspiring expansion teams must take our Expansion Systems Orientation course and are encouraged to consult with their coach, team leader or operating principal to develop goals, plans, and models around expansion.
When can I join the KW Expansion Network?
KWEN’s availability will be on a state-by-state basis and will be rolled out across the United States during the first quarter of 2022. The expectation is that all 50 states (plus Washington, D.C.) will be
ready to receive licenses by the end of March 2022.
How will each state opening be announced?
Keller Williams is developing a plan to reach out to local market center leadership once the brokerage is operational in that state.
How many brokers will there be per state?
At initial launch, we will have one broker per state. As the agent count grows, additional resources will be allocated.
For expansion team owners: Do my expansion (spoke) agents have to join the KW Expansion Network?
No, they do not. It is up to each team how they choose to proceed. However, the entire team in each market center must remain aligned either in the nNetwork together or remaining in the market center together.
Does my hub team have to join the KW Expansion Network?
No, it does not. A hub team’s compensation plan does not change when switching their license to the KW Expansion Network, so the team’s considerations for joining the network revolve around the operational efficiencies for payment, compliance, broker support, and marketing.
Can just the hub rainmaker go to KWEN?
No. If the hub rainmaker wishes to join KWEN, they must transfer their entire hub team
Will expansion teams be required to join KWEN?
No. Expansion teams will not be required to join KWEN. Expansion rainmakers may choose to join KWEN if it is in the best interests of their business and their agents.
Can an expansion agent join KWEN and a market center in the same state?
An agent cannot simultaneously have their license affiliated with KWEN and with a market center. KWEN gives agents the ability to transact throughout the state, and if an agent wishes to conduct business in multiple markets, they have the ability to connect with multiple market centers. Teams are permitted to have spoke agents in KWEN and market centers in the same state where permitted by state regulations.
Can single agents who are active in more than one market center join KWEN?
Yes. An expansion business is any business which an agent has expanded outside of their home market center, so it is possible to have a single-agent expansion team within that definition. These agents will
maintain their financial model (split and cap) of their hub market center and carry a $5,000 cap in each secondary location.
If an expansion team compensates based on profits and not commission splits, will they be able to keep their financial model at KWEN?
KWEN requires an average 75/25% split on gross commission income.
Will there be a productivity coach as part of the KW Expansion Network?
Productivity coaching will still be available to all agents, regardless of expansion status, through KW MAPS coaching and the productivity programs at our local market centers.
Will KWEN profit share?
Company dollar will be transferred to the expansion agents' host market center. The company dollar will then be used to calculate profit share at the host market center level.
How do awards work for expansion teams?
Annual production awards are based on team/group production. All hub and spoke locations are linked together in Expansion Reports, which rolls up their production information and is used for awards. Please visit the awards policy page for more information.
What “operational efficiencies” are brought forth by the KW Expansion Network?
The KW Expansion Network functions as a single nationwide brokerage, which brings efficiency in multiple forms.
For one, there is one set of processes and procedures per state, rather than per individual city or office. This simplifies compliance review, commission payments, and onboarding, among other things.
Additionally, expansion teams will be able to have synchronized marketing nationwide, as a single brokerage affiliation, that will remove the needs for office-specific marketing names.
Finally, with one broker overseeing compliance and risk management for the state, there will always be a clear person to go to with questions and concerns around transactions, and one consistent set of policies and guidelines to remain compliant with state and federal law.
